Description
A beautiful monumental, stately, light and detached villa 'Tuinlust' (1910) with a contemporary appearance, built in Chalet style with Art Nouveau elements, and a beautifully landscaped garden all around by landscape architect Buro Mien Ruys on a very spacious plot of 779 m². in a prime location on the outskirts of Leiden and Oegstgeest.
The villa with a living area of 183 m² was designed by the famous architect H.J. Jesse and includes a living-dining room with parquet and sliding doors, side bay window with custom-made bookcase, five (bed)rooms, two bathrooms, Bulthaup kitchen, (wine) cellar with headroom, detached stone garage (29 m²) with heating and electricity (suitable as an office/home occupation/kangaroo home), attached stone shed and back garden with many terraces and height differences, ideally and sheltered on the sunny southwest. Furthermore, many original style features have been preserved, such as panel doors, an impressive and original staircase, and suite doors with stained glass windows, marble floors in the hall and corridor, granite floors in the kitchen, fireplaces, side bay window, six-light window, high ceilings and high windows with rod division.
The Rijnsburgerweg was constructed at the end of the fourteenth century by the Hoogheemraaden van Rijnland by order of Duke Albrecht of Bavaria and initially extended from the Rijnsburgerpoort, at the end of the Haarlemmerstraat, to the high grounds of the Geest. The road was constructed as an alternative connection between Leiden and Rijnsburg for the Morsweg along the bank of the Rhine, which is often impassable in the winter months. The road was paved in the early nineteenth century. Maintenance costs were covered by tolls, which concession was bought off in 1911.
The location is ideal; centrally located near the Leidse Hout walking and city park (with tea house and deer park), the shops and restaurants of the attractive 'De Kempenaerstraat' are around the corner, various primary and secondary schools (including international school Rijnlands lyceum), sports and recreational facilities (including hockey, soccer, tennis, golf, athletics) and public transport are within walking distance and Bio Science Park, Leiden University, Akzo Nobel, ESTEC and Avery are within cycling distance. Conveniently located in relation to arterial roads (A4/A44) towards Amsterdam/Schiphol and The Hague, the Kagerplassen, the Klinkenberger-plas recreational area and the beaches and dune areas of Katwijk-Noordwijk-Wassenaar, but also Leiden Central Station and the cozy historic center of Leiden and 2 major hospitals (LUMC/Alrijne) are nearby.
The historic city center of Leiden is the second largest in the Netherlands and is known for its rich history with old canals, city gates, no fewer than 88 bridges, mills, small alleys, courtyards, a castle, Singel Park, museums and much more. Here you will find all kinds of urban facilities together in a compact area. And did you know that Leiden has the most water flowing through its gates after Amsterdam; a total of 28 kilometers of canals. It is not without reason that Leiden has been ranked three of the most attractive cities to live in since last year (Source: annual study 'Atlas for municipalities' by research agency Atlas Research May 2023).
